What We Do

We help people passively own and create wealth through commercial real estate investments utilizing two tracks: Education and Investing.

Education – At Prevail, this includes producing articles, videos, online resources, and other offerings created to help you and your friends learn the value of passive commercial real estate investments.

Investing – Once informed on how these transactions work and want to move forward, we help find that perfect deal. Prevail formulates the investment thesis, finds partners across the US that are experts in their geography and type of building, evaluates hundreds of transactions, helps with your legal documentation, wires funds, and communicates throughout the project’s life.

Our investment committee evaluates all the information and decides which of the dozens of transactions pass muster and are the best to offer to investors. That committee is staffed with investment professionals and operates similarly to one that would select stocks or bonds.

We expect and are happy to answer your questions, share information with you, and become your ally on this journey.

Prevail Real Estate: How It Works

We don’t generally create the investment opportunities or manage an apartment complex directly, but we do the research, stay on top of trends, uncover and vet the best deals for our investors and typically participate as a co-sponsor on a transaction, sharing in the governance of the investment. We also only present deals to our investors that we would and do invest in ourselves.

So, how do we get paid? Well, we earn a little current income as part of the closing & asset management fees to help offset current expenses. But we are paid based on the percentage of the profit splits allocated to the general partnership or sponsor. Most deals result in a 70/30 split (70% to passive investors, and 30% to sponsors) of profit at the time the asset is sold.

For educating our investors, guiding them through the process, managing investor relations, and helping govern the investment, we share in that 30% profit split. Investors never pay us direct fees and we never even touch your money. Once you sign the PPM (private placement memorandum), you wire funds directly to the property account. You never pay money directly to Prevail for this kind of transaction.
