  1. Our Proprietary Vetting Model

From that group of possible partners, we evaluate a potential transaction with them with an intricate model. It typically takes hours of meticulous work and we often will screen several dozen transactions before finding one that meets our stringent criteria. Our owners make personal investments in the deals too; we believe in the power of these alternative investment vehicles.

 

  1. Diversification and Neutral Underwriting Process

The deals are not all the same.  We prioritize diversification and avoid excessive concentration in specific geographic areas or property types, providing another layer of risk management.  The benefit of this diversification is that we are not locked into just “warehouses” or the “East Coast”.  We evaluate each transaction step by step, subjecting it to a thorough filtering process based on specific metrics and select the one that we believe can deliver the best risk adjusted return at that point in time.  We believe there is power in not putting all of your eggs in one basket.   And you get to pick which basket.
